The nine-page document indicates development parameters for every sector/ zone. The document carries a map, marking the proposals made in the Master Plan.
The ZDP envisages a Green Mohali and Udyog Nagar. Also, instead of A and B, sub-sectors will be renamed as Alpha and Beta.
The 16,642 hectares of Mohali’s Local Planning Area, comprising 125 sectors, has been divided into seven zones in the ZDP, readied by Singapore-based Jurong Consultants Private Ltd.
The ZDP stipulates special building regulation for development of the area between the red line and the outer boundary of villages falling under Mohali. All water bodies, natural drainages and protected forest areas on this land have been preserved in the plan.
The seven zones marked in the ZDP are:
ZONE A
It comprises the already developed sectors — 48 to 80.
ZONE B
To be developed as Green Mohali. It comprises low-density residential sectors — 120 to 125.
ZONE C
It comprises regular density residential sectors — 85, 86, 87, 88, 89, 90, 91, 93, 94, 95, 96, 97, 98, 99, 100, 104, 105, 106, 107, 108, 109, 110, 111, 112, 113, 114, 115, 115-Alpha, 116, 117, 126 and 127.
In this zone, a second city centre will come up in Sector 87 and a city park in Sector 97.
ZONE D
This zone has Sector 74-Alpha, meant for the economically weaker sections.
In this zone, development will be undertaken according to the policy notified by the Punjab Department of Housing and Urban Development in November 2008.
ZONE E
It comprises sectors 118 and 199, meant for mixed land use. The Kharar-Banur and PR-7 roads run along the zone.
Development in this zone will be based on provisions of the Master Plan and prescribed norms notified by the state government.
ZONE F
It has sectors 66-Alpha, 66-Beta, 82-Alpha, 83-Alpha, 101-Alpha, 102 and parts of 103. This zone will be developed as Udyog Nagar.
In this zone, only green industries will be allowed in the future and their minimum area, floor area ratio, height and ground coverage will be based on provisions of the Master Plan and norms prescribed for industrial development.
In view of an international airport coming up in this zone’s vicinity, Sector 102 has been reserved as Transport Nagar, which will have a bus terminal, truck stand and other logistics facilities.
ZONE G
It comprises institutional sectors — 81, 84, 92 and 92-Alpha.
This zone will have regional and national institutes — IISER, Biotechnology Park, Bio-Processing Unit, Nanotechnology Institute and the Indian School of Business. Development of these institutes will be governed by prescribed norms, standards and zone plans.
Green Mohali
(Sector 120 to 125)
This zone will be spread over 5,072 acres in the north-western part of Mohali. The zone will be enclosed by NH-21 on the southern side, Chandigarh boundary on the north-eastern side, Mullanpur on north-western side and Kharar on south-western side.
Already well connected with parts of Mohali and Kharar, this zone’s connectivity will be further improved with construction of the new PR-5 and PR-6 roads.
Part of Sector 120 will be developed as a sub-city centre, which will look after infrastructural and commercial activities in the zone.
Commercial streets in this zone will have a minimum width of 100 feet and the access roads will be 80, 60 and 40 feet wide.
