Land acquisition process started for Mullanpur Urban Estate

The acquisition process for Mullanpur Urban Estate, Phase I, is at its final stage, more than 70% of the land for the planned residential area has already been acquired from locals and a section of the proposed urban residential estate, approximately 25% which is scattered along over the total area, is under litigation with farmers moving Punjab and Haryana high court (HC) seeking higher compensation

Before the matter went to court, GMADA was offering Rs 1.35 crore per acre as compensation for land acquired under the plan.

However, a number of farmers objected to the rate of compensation and demanded that they be paid Rs 1.50 crore per acre as compensation as was done in the case of acquisition of land for Mohali airport.

The eagerly anticipated project spread over 450 acres of prime land in the sleepy little town ' Mullanpur Garibdas ' had been attracting all wrong sorts of news with landowners complaining of inadequate compensation being given to them by the state government.

The Urban Estate would form part of the local planning area in which a health village spread over in 144.6 hectares has also been proposed.

The intensity of development would be as low as 1.0 floor-area-ratio (FAR) and the height of buildings would not exceed 20 metres. According to GMADA norms, about 100 people per acre would be allowed to settle.

Situated barely 15 km away from Chandigarh, Mullanpur Urban Estate is slated to have 1,500 plots and according to sources in GMADA, the project would again be up and running once the HC takes a decision on the acquisition process on its next hearing date of May 10.
